Miami local guide
Inland of the bay, Miami's dedicated RV and boat yards are mostly in Doral, west of the airport, with one more in Kendall near FIU. J and D Parking Storage on NW 97th Avenue and Tour America RV's on NW 79th Avenue both store boats on trailers next to motorhomes. StorageMart on SW 40th Street has paved 33-foot spaces close to the Turnpike. All three are open-air lots, so in Miami the real question is how you'll protect a rig from sun, rain and storms, not how you'll keep it warm.
Doral and Kendall yards compared
J and D Parking Storage posts the clearest rates. Its online prices were $99 for 10x10, $229 for 10x20, $279 for 10x25, $349 for 10x30, $389 for 10x35 and $429 for 10x40 a month, with spaces up to 10x50 and custom sizes on request. Storage is month to month, the gate is listed as open 24 hours (access around the clock is granted on approval), and the office is open 9 to 6 daily. It also offers valet storage, plus air and water for RVs.
Tour America RV's has been a repair shop and storage yard in Doral since 1999, about eight miles from Miami International Airport. It takes Class A, B and C motorhomes, travel trailers, fifth wheels, food trucks and boats on trailers, with 24-hour access for storage customers, cameras over the yard and water for filling tanks. Its boat page is plain about it: there's no marina, lift or wet slip, and no published rate card, so you call. Its shop hours are weekdays 8 to 4:30.
StorageMart Kendall offers 33-foot paved outdoor spaces for RVs and boats and 18-foot spaces for cars. The lot is fenced and gated with video recording. The gate closes at 10 p.m., so an all-night return off the Turnpike isn't an option. It adds a 2.5% fee to credit card payments.
City of Miami vs unincorporated Miami-Dade rules
Which rules apply depends on where you live. Inside the City of Miami, the Miami 21 zoning code, as amended by a 2011 ordinance, allows a single recreational boat at a home only in the T3, T4-R and T4-L zones, only alongside a single-family house, and only by warrant. It must sit in the second or third layer of the lot, back from the front, be screened from neighbors and never be lived in. In unincorporated Miami-Dade, the county's boat rules allow one boat or two personal watercraft on lots under half an acre. Boats must be under 30 feet and stored in the side or rear yard, behind the front building line. A boat can sit out front only up to two hours in 24 while you load it, hitched to a running vehicle, and it can never be parked in the right-of-way or swale. The county's RV rules allow one RV of up to 30 feet long and 10 feet high, in the side or rear yard, secured against high winds and hurricanes. Fines run $210, $410 and $810 for repeat violations. HOAs often add rules of their own, so check your own HOA's rules too.
Heat, downpours and hurricane season
NOAA's 1991-2020 normals for Miami International Airport show 67.41 inches of rain a year, and about 45.3 inches of it falls from June through October. June and September each average more than 10 inches. Highs reach 90°F or more on about 91 days a year, and the station has no freezing nights on average. Sun and moisture are the year-round enemies, so use UV-rated covers, tire shades and good ventilation against mildew. The rainy months also overlap the Atlantic hurricane season, so ask any yard what it expects tenants to do when a storm is coming, and have a tie-down or evacuation plan for an open-lot rig.
