Kansas City local guide
Kansas City has storage most cities don't: an underground cave held at 58°F, heated bays with their own sewer dump, and drive-through garages long enough for a Class A and its toad. The listings here range from the Northland near KCI airport and Smithville Lake to Lee's Summit, Olathe, Shawnee and Belton. That spread matters, because the right yard is usually the one between your house and the lake you use most.
Climate-controlled options
Rock Solid Storage KC is underground, two miles south of I-70 on Lee's Summit Road, and stays at 58°F year-round. Size limits are strict: 32 feet long, 9.5 feet wide and 11 feet high, counting the air conditioner, and no fifth wheels. Every drop-off and pickup is by appointment, booked seven days ahead. Rates are daily. Boats under 21 feet are $4.40 a day, 21 to 22 feet $4.80, 23 to 25 feet $5.00 and 25.5 to 30 feet $5.20. Campers and RVs run $4.90 up to 22 feet, $5.20 for 23 to 25 and $5.50 for 26 to 32, and personal watercraft $3.00. You pay a non-refundable 100 days up front, then the balance when you pick up, for stays of up to a year.
KCI RV Storage in Platte City, on Highway 92 about 2.5 miles east of I-29, takes the opposite approach. Its climate-controlled bays are 18 by 58 feet, each with its own indoor sewage dump and 20-, 30- and 50-amp service, and it says no winterizing is needed. Partition walls come out for bigger rigs. Outrig Smithville, on US 169 about 9 miles from Smithville Lake, rents climate-controlled, powered garages from 18.5x32.5 to 37x50 feet for $569 to $1,039 a month. It has 24-hour keypad access and a dump station.
Open, canopy and enclosed at RecNation
RecNation Smithville posts the widest spread of web rates. Uncovered spaces ran from $74 for 12x20 to $99 for 12x45, canopy spaces from $183 to $274 and indoor garages from $240 for 12x20 to $457 for 12x65. Access is 24 hours. On the Kansas side, RecNation Shawnee listed uncovered spaces from $85 to $126, up to 11x55 feet, and has an RV repair company on site.
Long rigs: drive-through and deep units
Kansas City North Storage on NW Cookingham Drive rents 13.5x50 enclosed units with 11x14 doors for $495 a month. Its 9x30 uncovered spaces, $120 for campers, RVs and trailers but not boats, had a waitlist. The gate is open 24/7, and the office keeps weekday and Saturday-morning hours. The Storage Place in Olathe, next to the Johnson County Executive Airport, has 14-foot-high doors on units 30 to 80 feet deep, angled at 60 degrees onto 40-foot lanes so you can pull in and out easily. It has water, air and dump stations and 24-hour access. Chief Storage in Belton has the only true drive-through units we found, 14x60, 14x70 and 28x70, all enclosed with 24/7 access.
KCMO rules: two hours on the street, paved at home
Kansas City, Missouri, limits trailers, house trailers and motor homes to two hours at a time on any street in a residence district under section 70-533, with fines of $15 to $500. At home, section 48-35 treats an RV, boat on a trailer, trailer or camper shell on residential property as a nuisance. The exceptions are keeping it in a garage or accessory building, on a paved driveway at least 11 feet from the curb and 2 feet from the sidewalk, or on a paved parking space. Section 48-36 adds that a wrecked or inoperable unit kept outside for more than ten days is a nuisance. The Kansas suburbs, and HOAs on both sides of the state line, set their own rules, so check your own HOA's rules too.
Hot summers, icy winters
NOAA's 1991-2020 normals for Kansas City International Airport show 107 nights a year at or below freezing and about 26 days that stay below freezing all day, with 18.2 inches of snow. Summers bring a July average high of 88.3°F and about 36 days at 90°F or hotter. Of the 39.3 inches of precipitation a year, May and June are the wettest months. That mix is why climate control sells here: it avoids both winterizing and summer heat. In open or canopy spaces, winterize by early December and check roof seals after spring storms. Lakes, ramps and dump stations
Our Kansas City boat ramps and rentals page lists Blue Springs Lake, Lake Jacomo, Prairie Lee Lake and Missouri River access at Kaw Point and LaBenite Park. It also covers county marina rentals at Smithville, Longview, Blue Springs and Lake Jacomo. See Kansas City RV dump stations and the Missouri hub. Missouri's boater education law requires a boater safety card for operators born after January 1, 1984 on the state's lakes.
Across our three Kansas City guides we currently list 10 storage facilities, 5 RV dump stations, 21 named boat launches and 4 boat rental businesses. Storage details come from each facility’s own website and the date we checked it. Dump stations and ramps come from OpenStreetMap. We never add prices, ratings or availability that a source does not publish.
